Cast Real Estate Development provides owner’s rep construction project management for homeowners who want a high-quality result without the stress (or surprises) of running a job site. We build clear scopes, solicit and compare bids, vet contractors and trades, create and track budgets, manage schedules and run weekly site check-ins with tight communication, so you stay informed while we keep the project on-time and within your budget.

Unlike a typical contractor relationship, our incentives are straightforward: we represent the owner. That means proactive change-order control, transparent trade coordination, and financially grounded decision-making designed to reduce overruns, delays, and “death by a thousand decisions.” Whether it’s a kitchen or bath refresh, multi-room improvements, or a broader remodel, we bring investor-level rigor and a calm, organized process to every project.

For real estate agents, we assist in getting properties ready to list, with investment and construction management experience to deliver the highest ROI, while also offering design services to help make the listing pop at affordable price points. For homeowners that have recently purchased a home, we can come in and deliver a suite of services to fix, upgrade, update and design your home in the way you intend to enjoy it, which likely is different from the previous homeowner.

Hillsborough, CA

Working with Heaton and Co., we oversaw a comprehensive rehab of a timeless property in Hillsborough, CA. The homeowners were relocating from Southern California to be closer to their family, and after purchasing this home, wanted to make it their own.

After overcoming unforseen challenges with the electrical wiring, we managed the construction project from A to Z. This included vetting and hiring sub-contractors; scheduling the work according to alloted timetables and schedules; managing the payments to sub-contractors; inspecting work, and finding solutions to problems that naturally arose.

Tiburon, CA

Another collaboration with Heaton & Co. addressed a series of functional and aesthetic issues in a single-level Tiburon home overlooking Richardson Bay. The homeowners had been living in the house for a year and identified a number of “quirks” that needed resolution; our role was to manage the construction-side execution of planned improvements, as well as interior design elements.

Among the projects that we oversaw from a construction standpoint, were updating and automating the whole house sound and electrical systems; adding new cabinetry to varoius locations; hiding wires and cabling throughout; adding a new skylight and built-in desks to the office; and patching/painting throughout.
